Concept

A property in need of a complete renovation with a very unappealing functional layout required a thorough transformation.
The scope of work included window replacement, wall reconstruction, floor replacement while preserving the existing parquet, and a full executive project with cost estimation and author supervision.

The young owners captivated me with their openness to ideas and warm smiles.
There was also a grandfather I never met, but from the beginning, it was clear that he would be instrumental in crafting unique wooden and steel elements.

A collection of colorful posters was to be incorporated into the newly designed space, serving as my starting point for the interior concept.

Another key element was the owners’ passion for cycling and tennis. I had to design convenient and easily accessible storage spaces for bikes and sports equipment.

The first version was more modernist, enclosed, and atmospheric.
However, it turned out to be too dark for the young owners.

The bright and colorful spaces of the living room, bedroom, and hallway are balanced by the bathroom and kitchen, which are kept in warm, light tones.

Cost Estimation


Cost estimation

A full cost estimate was prepared for this apartment, covering the pricing of construction, carpentry work, and all elements contributing to furnishings and decorations.
This ensured that my clients did not have to worry about whether they had enough funds to complete the renovation as planned.
The budget figures were revised and adjusted until fully approved by the owners.
After this stage, we proceeded to select specific finishing materials.

Materials

Timeless materials provide a flexible base that allows for easy modifications in style and atmosphere without significant financial investment.

Even interiors with a strong color presence can have a neutral base.
I like using such solutions because, over the years, I have learned that trends and preferences for specific materials and colors change quickly.

It’s much easier to replace a painting on the wall, cushions on the sofa, or even a chair than to swap out kitchen furniture, flooring tiles, or bathroom fixtures.
This approach was applied in this apartment.
Despite its colorful impression, the project’s foundation remains neutral, consisting of beige, warm grays, and whites.

Guidelines for Contractors

The construction work was carried out by a team I had not worked with before.
In such cases, I prepare execution guidelines with particular attention to detail.

Not all contractors work the same way, and not everyone adheres to proper standards.
I’ve seen projects where the guidelines were followed (tile layout, dimensions, colors), but poorly executed cuts on corners, slope cuts in the shower tray, or thick grout lines ruined the overall vision.
I pay close attention to such details because they can completely disrupt my design and the owners’ expectations.
That’s why my instruction folders describe every crucial detail for the execution phase.

Furniture and Lighting

We wanted to introduce a lot of color to the neutral base of walls and floors.
The sofa is composed of four different upholstery fabrics, and the chairs feature three additional variations.
To ensure a harmonious blend, all fabrics were selected from samples and custom-made.

Solid wood elements that enhance the quality of the space were crafted by the apartment owner’s grandfather.
He made the table, bar, and shelves, while a carpenter assisted with their installation.

Most lighting fixtures were chosen during the conceptual phase, but a few specific models were selected towards the end.

Summary

Challenges Faced

  • The project progressed smoothly without major complications. The only issue arose when some tiles arrived damaged, requiring a quick reorder and a warranty claim. Fortunately, the process was seamless due to our partnership with a trusted store.

  • During the furnishing stage, one supplier failed to meet their contractual obligations. After numerous interventions from both me and the clients, we finally retrieved the furniture, though the delays caused significant stress. The items arrived just in time before the family welcomed a new member.

  • We had to change carpenters mid-project, as the initially contracted one withdrew due to personal reasons. Finding a skilled replacement within the existing timeframe and budget was challenging, but we managed successfully.

Pleasant Surprises

  • Working with an unfamiliar contractor team often raises concerns, but the company recommended by the owners proved to be highly professional.

  • The effect of three large mirror panels in the living and kitchen areas exceeded my expectations. Instead of creating a chaotic reflection, they enhanced the sense of space and light while integrating the design elements seamlessly.

  • The pastel blue kitchen looked great in renderings, but in real life, it was even more stunning when paired with dark wood, grays, and ceramic wall tiles. The final result was highly satisfying.
